A packaged rooftop unit is maintained through regular inspection, cleaning, and performance checks, because it runs outdoors year-round and is exposed to dust, heat, rain, and temperature changes.
A basic maintenance routine usually starts with the air side. Filters should be checked and replaced or cleaned on schedule, because dirty filters reduce airflow and make the whole unit work harder. The evaporator and condenser coils also need to be kept clean. If dirt builds up on the coils, heat transfer drops, energy use rises, and cooling performance suffers. Supply fans, blower wheels, belts, and bearings should also be inspected to make sure airflow stays stable.
The electrical and refrigeration sections are just as important. Technicians usually inspect wiring connections, contactors, relays, capacitors, and control boards for wear or overheating. Refrigerant performance should be checked by reviewing operating pressures, temperatures, and any sign of leakage. If the unit has compressors, their running condition, sound, and current draw should also be monitored.
For units with heating functions, the heating section also needs routine attention. Gas-fired RTUs may require burner inspection, flame checks, and safety control testing. Electric heat sections should be checked for element condition and proper sequencing. If the unit uses hot water or steam coils, valves, piping, and coil condition should be reviewed as well.
The ventilation and control parts should not be overlooked. Outdoor air dampers, economizers, actuators, and sensors need to move correctly and respond properly to control signals. Drain pans and condensate lines should be kept clear so water does not back up and create hygiene or corrosion problems.
In practical terms, good RTU maintenance means changing filters, cleaning coils, checking fans and belts, inspecting electrical parts, verifying refrigerant performance, testing controls, and making sure drainage and ventilation components work properly. When this is done regularly, the rooftop unit runs more efficiently, lasts longer, and is less likely to fail during peak cooling or heating season.
