Water leakage from AHU cabinet/access door
Condensate overflow, pan flooding
Slow drainage, coil water carryover
Bad odor, mold, bacteria in drain pan
Frozen drain pipe (low-temp AHU)
Cause
Drain pan/pipe no slope or reverse slope
Debris sediment blocks natural flow
Solution
Drain pan slope: ≥2%
Drain pipe horizontal section: 1–3% downward slope
Shorten long horizontal runs; avoid high sagging sections
Clean pan sediment regularly
Cause
Negative pressure inside AHU pulls air backward, siphons condensate, blocks drainage.
Solution
Install deep P-trap / U-trap matching AHU static pressure:
Negative pressure AHU: Trap depth = static pressure (Pa) ÷ 10 + 20mm
400Pa → 60mm trap depth
600Pa → 80mm trap depth
Add vent pipe on trap outlet for negative pressure units
Keep trap always filled with water; refill after long shutdown
Cause
Dust, fiber, algae, sludge accumulate in pan & pipe.
Solution
Add G4/F8 pre-filters to reduce dust entering drain area
Regular cleaning: flush pan + trap with neutral disinfectant
Install removable Y-strainer at drain inlet
Add algaecide periodically to prevent biofilm
Cause
Small pipe cannot handle high condensate flow (high humidity / fresh air AHU).
Solution
Standard AHU drain: Min DN20
Large airflow / high humidity AHU: DN25~DN32
Avoid narrow elbows, reduce 90° sharp bends; use smooth elbows
Solution
Optimize fan static pressure setting
Balance supply/return air volume to reduce indoor negative pressure
Independent vent for condensate trap to break vacuum suction
Cause
Direct connection to sewage pipe, sewer gas backflow, water reverse flow.
Solution
Use air gap indirect drainage, no direct hard connection to sewer
Install check valve to prevent backflow
Equip odor isolation cover
Solution
Wrap heating cable + thermal insulation on drain pipe
Route pipes indoors or heated areas
Add antifreeze liquid for exposed outdoor sections
Cause
AHU installed below drainage point, rely on pump.
Solution
Select heavy-duty condensate pump with overflow alarm
Regularly clean pump filter & float switch
Set high-level alarm to prevent overflow
Check trap water seal daily
Inspect drain slope & pipe blockage monthly
Clean drain pan & coil dust quarterly
Test condensate pump & alarm half-yearly
Replace aging drain hose/sealing gasket regularly
